Our team have over 40 years’ combined residential block management experience, dealing with everything from a broken light bulb to £10m refurbishment projects.
We look after in excess of £100m worth of property comprising thousands of individual units.
Our property management services cover residential apartment blocks, housing estates, office and industrial premises, shopping centres, retail parks, and leisure facilities including open public spaces.
While many of our competitors are offering the same old block management service which has not changed for years or even decades, Blocsphere are a modern forward thinking company who strive to implement the latest technologies and customer interaction systems for the properties we manage.
Franchisees will have their patch to win new business and build long-term relationships with residents and local suppliers. The number of Local Property Managers in each territory has been calculated using local population data, ensuring an equal sales opportunity for all.
We have territories available throughout the UK, allocated by postcode district (eg LU, YO, SE, CF). Territories are secured for 3 years on a renewable basis, subject to meeting our minimum performance standards and a monthly licence fee.
Self-employed and home based with flexible working hours, franchisees can achieve that perfect work / life balance they have always dreamed of. We provide assistance in setting up their own limited company, obtaining the relevant insurances, and industry redress scheme registration.
Each one of our managed buildings or estates can produce several different income streams, meaning the expected OTE for our Local Property Managers is £45,000+. Commission is uncapped, with Local Property Managers retaining 70% of income generated, and deal sizes varying from £2,500 up to £50,000+ per annum.
Our Head Office teams are there to help franchisees every step of the way, including an industry leading onboarding and training course, specialist property management software, plus legal and administrative support to help grow their business. Dedicated property administrators will take care of routine administration on the franchisees’ behalf, giving them more time to win new business.
Franchisees will be sourcing and winning new business from several possible client types, including freehold property investors and national or local home builders. The types of property we can manage include apartment blocks, housing estates and commercial property. As well as carrying out regular site inspections, Franchisees will be organising statutory maintenance, performing periodic refurbishments and acting as the main point of contact for residents, contractors and other suppliers, who provide services to your managed buildings or estates. By calculating and preparing financial budgets for properties within their territory, franchisees will continuously monitor expenses to ensure our residents receive excellent value for money.
