Commercial Contract Cleaning

ServiceMaster Clean Contract Services is our regular contract cleaning model where we serve any commercial business with regular janitorial services. The industry is huge and as such we work with the motor trade, educational & health sector, retail, office and many other commercial environments on a daily basis.

This is a management business opportunity where the business owner will need to build a business through marketing and building relationships with potential clients, as well as recruiting, training and managing a great team to deliver contract cleaning services to clients. We have examples of businesses in our network that have grown by over £1m within five years using our model, advice and support.

Residential Carpet & Upholstery Cleaning

Commercial Carpet & Upholstery Cleaning

For those ambitious people that are comfortable in a B2B environment. The Commercial Services model is built around the delivery of carpet, upholstery and hard floor cleaning / maintenance programmes – aimed at businesses & organisations.  Typically, the average job commands a higher ticket price, and the work would be carried out at times that minimise disruption on that site. Ongoing maintenance programmes provide regular income from those clients that value the appearance of the premises, creating a welcoming environment for their customers and a great workspace for their employees.

Your enthusiasm and positive communications skills are the starting pointing for growing a multi-van Commercial Services franchise.

Disaster Restoration

Not for the feint-hearted! As the name suggests this franchise model provides services in unusual, unexpected and sometimes unpleasant situations such as, removing the hazard & health risks to employees from sewage leaks & needles, or responding to acts of anti-social behaviour, graffiti, accumulation of waste & malicious damage.  However, you will be rewarded for the application of the technical skills you will learn.

All new ServiceMaster Clean business owners also attend our two-week training academy, receive a full business starter pack including products, equipment, stationery, uniform, van wrap and marketing collateral as well as a full marketing launch including a Google AdWords campaign, leaflet drop/direct mail, social media and PR exposure.

Training

An initial two-week training programme prior to trading commencing covers all aspects of running the businesses including staff management, sales, marketing, business management softwarem, technical support, health and safety as well as a host of other procedures and processes required to operate the franchises.

The training programme takes place both at the ServiceMaster Franchise Support Centre in Leicester and on-site with existing franchisees to learn first-hand about running and operating a ServiceMaster Clean franchise.

Daily Life of a franchisee

Contract Services

As a contract services franchisee, you’ll manage your time between business development duties, seeking out new contracts, working with the marketing team on campaigns and managing your existing contracts or staff who handle this for you. You’ll build a strong, customer-focused team around you to handle enquiries, manage client relationships and quality control at your customers’ sites.

Residential Services

You’ll start off working closely with residential customers cleaning carpets, upholstery, curtains and sofas, as well as hard floors. As your business develops, you’ll start to employ a team to handle enquiries and booking appointments, you’ll employ a second or even third technician and purchase multiple vans and your investment in staff and equipment will pay dividends.

Commercial Services

Similar to residential services, you’ll work closely with your customers but this time, they’ll be hoteliers, restaurant owners, pub landlords, estate agents or facilities management companies and you’ll be contracted to provide more regular carpet, upholstery and hard floor cleaning. As with residential services, as your business develops, you’ll employ a team to handle larger contracts and enquiries from long-term, happy customers who soon come to trust and rely on the service you deliver time and time again.

Disaster Restoration Services

A 24/7/365 business, you’ll be trained to provide specialist services, including cleaning following flood and fires for both national insurance contracts and locally developed clients. Called at any time of the day, you could be drying a property mid-afternoon and providing a deep clean following a trauma in the evening. Your customer-base will again come to trust and rely on the service your deliver and you’ll start to work with both residential and commercial clients across your territory.

Tom Frame

Having been made redundant after 20 years in the electronics industry, Tom found a new career with a ServiceMaster Clean Contract Services franchise in the East Strathclyde and Glasgow areas.

Tom explains: “Following my redundancy I decided it was time for a new direction and perhaps even to strike out on my own. After a lot of research on the web and by talking to Business Gateway I concluded that franchising was the safest route when starting up alone.”

When searching for a franchise, Tom set criteria that would aim to satisfy his long-term goals. These included finding a franchise that was both recession- and technology-proof, could grow year upon year, and continue to function whilst he was on holiday.

By attending exhibitions and seminars, Tom researched the business sector that would best satisfy these goals. Having decided on the cleaning industry, Tom contacted franchisors in this field. “This is when I discovered ServiceMaster Clean,” he says. “After a meeting at ServiceMaster’s head office I established this was an opportunity worth pursuing.

“My business first began in the East Strathclyde area in June 2003. The contracts here are mainly with small businesses. When the Glasgow area became available I was keen to expand my business to cover a broader range of clients and in November 2006 purchased the Glasgow territory. Glasgow was, and is, a lucrative area, with bigger blue-chip businesses. It was an accruement to purchase an additional territory.”

Things have gone very well for him. “From starting out from scratch, with a desk, phone and the yellow pages I am very happy with where I am today!” he confirms.

“After eight years, I am pleased to report that my business has seen yearly growth. This has been down to my own hard work and the great support and training from ServiceMaster. The training provided at the initial training academy, combined with the ongoing training and support, has been the key to this success.”

Tom comments: “These are important as they make you feel part of a larger organisation whilst running your own independent business. Richard Mason

Richard Mason is the owner and operator of carpet and upholstery cleaning and disaster restoration services franchises, where he covers the Leeds, Dewsbury and York areas.

Richard says: “I have been running my ServiceMaster Clean franchises for six years now, initially purchasing two Leeds areas from a retiring licensee and, since then, adding the Dewsbury area and part of the York area from other franchisees. I have also added a further four areas.

“Before ServiceMaster, I was involved in insurance building restoration work with another franchisor. What attracted me to ServiceMaster was their reputation within the insurance industry and the fact that they had contracts with leading industry names. I purchased the Leeds business after seeing an advertisement in the local paper and, knowing the commercial potential of Leeds, was immediately interested.

“From day one I employed a technician who handles the majority of the appointments and the carpet and upholstery cleaning. I have since employed a further technician and an additional van. I get involved with a number of insurance jobs as well as larger jobs that need several operatives, for example major fire and flood work. I also employ a lady, who deals with the administrative side of the business, on a part-time basis.

“My technicians and I enjoy the work, because of the variety. No two days are the same, neither are two jobs. It has been exceedingly rewarding (and I don’t mean just financially), with the flood work helping clients who have been badly hit by floods, taking charge of the work when clients were almost too shocked to know what to do next. Many of these people we have come to know well, and have become friends as well as clients.

“Both my technician and I attended a two-week training academy at ServiceMaster’s head office in Leicester before starting trading and return from time to time for various training courses.

“The initial training course was very good, and we often return to attend the various training courses available. In addition, we have technical help and support available at the end of a telephone, day or night, should we need it. Regional meetings allow us an opportunity to meet our neighbouring franchisees, all of whom we get on well with. Indeed, we have all worked together on some larger jobs at times.

“In concluding, I am very satisfied with my businesses and the way they have progressed in six years. I enjoy my job immensely and I would recommend ServiceMaster Clean to anyone who is considering investing in a franchise.”

Jayne Gethin

Jayne Gethin is one of only a handful of female business owners within the ServiceMaster Clean network and has been running her contract services business in south-west Wales since 2005. Jayne has built the business from a standing start to a team of over 100 in that time and is well on the way to reaching its target of £1m turnover.

The business began as a result of Jayne’s husband taking voluntary redundancy in 2004, which led to Jayne looking into franchise opportunities. Once the intensive training academy at ServiceMaster’s head office in Leicester was complete, Jayne commenced trading from a box room in her house and landed a number of contracts within the first few weeks of trading.

Jayne said: “Being part of ServiceMaster Ltd, gave me the confidence that I needed, I wasn’t just selling commercial cleaning, I was selling a quality product which was part of a global brand with the support and back-up every step of the way. This support gave me the knowledge and confidence allowing me to tender for the larger cleaning contracts within my licenced area.”

Starting as a cleaner herself, Jayne has experience in each role and now manages a highly successful, customer focused operation. The company provides a strong induction and training programme and conducts regular one-to-one and skills analysis meetings to up-skill its workforce to ensure clients receive the best service. The company has also been awarded with Investors in People Bronze Award.

Jayne quickly established an internal management structure to create an efficient and profitable business. To handle the increase in business by October 2007, Jayne moved her operation into an industrial unit at a new development site at Llandarcy. This move demonstrated a major investment into the future of the business and the increased space gave Jayne the opportunity to develop further in terms of staff and clients. More recently, the unit has undergone a redevelopment to house even more staff.

Jayne has developed successful relationships with business and property owners in the Swansea and south west Wales area to lever larger cleaning contracts, including the Liberty Stadium and the offices of BBC Three’s hit television show, The Call Centre, both in Swansea. The company was awarded the Skills and People Development Award at the South Wales Chamber of Commerce Business Awards 2013.

Jayne says: "The reputation of the business is paramount and the USP is to constantly engage with clients to maintain a high quality and value added service. This means that whilst growth is a key aim, the priority is on developing positive relationships with customers and adopting a strong partnership approach.”

Delivering a cost-effective service is integral to the business and the company prides itself on its price competitiveness, utilising its various management systems and processes to deliver an efficient and high-quality service. The company also purchases consumable products at competitive prices and is able to pass on those cost savings directly to its clients.

She concludes: “I would strongly advise franchising as a career option. It’s hard work but very rewarding.”

Chris Knight

Chris Knight is owner and operator of ServiceMaster Clean Coventry West and North Birmingham, where he provides professional carpet and upholstery cleaning and disaster restoration services to homes and businesses in his area.

“Before ServiceMaster Clean I owned another franchise with my father,” says Chris. “He had had it for approximately 20 years and I ran it with him for 10 years. We specialised in drainage and plumbing.

“I wasn’t necessarily looking to buy a new franchise; I was more focused on buying an existing business I could get my teeth in to and grow in time. When I saw the ServiceMaster Clean franchise for sale I read up on the business and found it very interesting. The good thing with regards to franchising is, if done properly, you have a support network around you, allowing you to serve a larger number of customers than your average stand-alone business. We do a lot of work for private customers, but we also have the opportunity to work with customers on a much larger scale which is mostly due to the franchise network.

“I spent about 5 months looking at businesses for sale. I looked very seriously into buying a gym, and then glanced over the idea of buying a factory that made sausages! I then saw the ServiceMaster Clean franchise for sale. I found the advert on a website for businesses for sale in Warwickshire and everything went from there.

“After reading up on what ServiceMaster Clean did I found it all quite interesting; I also wanted a challenge. The business I purchased was a lot smaller than I had been used to and the work as a whole was also quite different. After speaking with ServiceMaster Ltd it became clear to me that they allow you to run your own business, as long as the guidelines are followed.

“I’ve had the business for nearly two years now and it has grown in all aspects. It’s been very hard work, with a lot of hours spent in the office, but it is all worth it. I have purchased another area, taking us in to the North Birmingham region. Our team consists of 3 full-time and 2 part-time employees, and we’re currently looking to employ another technician. We are also in the process of moving to larger premises.

“My main hope and aim is to continue to grow at a rate that allows us to still offer a high quality of service to any customer, no matter how large or small.

“I believe you get out of your business what you put in. I am really happy I made the move to ServiceMaster and would recommend this franchise opportunity.”

Andy Telfer

“Prior to ServiceMaster Clean, I worked for my uncle’s electrical business before becoming self-employed in the industrial cleaning industry. Ironically the offices of the then ServiceMaster Clean Ayrshire, were opposite to the location of one of my contracts.

“When there became a risk of losing a contract at the factory where I was based I decided to look for alternative employment. Around the same time, I saw that ServiceMaster Clean Ayrshire was looking for operators. I went for the job and got it.

Franchising also seemed the natural progression from what I had been doing and offered a support network I hadn’t previously had. My goal then became to be franchise owner, should the opportunity arise – and in 1996 after 10 years working as an operator, this chance came. I bought the business, becoming franchise owner of ServiceMaster Clean Ayrshire, and 18 months later I purchased the Inverclyde area.

“One of the best things about being a ServiceMaster Clean franchisee is the support network of our neighbouring franchisees. If we are ever unsure of something we know we can contact a fellow ServiceMaster Clean business owner. We are always there for each other. We also know that our technical manager at ServiceMaster Ltd is always at the end of the phone and happy to help.

“I am now in my sixteenth year as a ServiceMaster franchise owner and I am happy with my business. The business is going well and if continues I may look to employ more staff. I would say now is a good time to consider ServiceMaster Clean franchise as a business opportunity.”
