Pass the Keys® is a short-term property management franchise with a reputation for delivering exceptional service to homeowners.
Our franchisees fully manage short-let properties on the owner’s behalf. They take care of everything from guest communication to cleaning and invoicing, providing a hassle-free service for homeowners who don’t have the time to do it themselves. On average, franchisees take 20% net booking value from each booking.
The model provides a low-cost, low-risk entry into an exciting market, which provides excellent financial rewards and a strong work-life balance. Within two years, franchise partners on average have over 50 managed properties with the highest performers taking home a net profit of £100,000. The minimum net profit by the end of year two is £70,000. Thereafter generating residual income year on year. The sky really is the limit!
Our franchising journey began in 2019. Today, we are an award-winning franchise with a close-knit network of over 70 franchisees operating throughout the UK. Over the years, we’ve been able to solidify our position in the marketplace as an ethical franchisor – we’ll only partner with people we genuinely believe have the potential for success.
We are the highest-rated property management company on Trustpilot and have the highest number of reviews, with over 2,100 5-stars.
We support new partners to map out their first steps as a franchisee and stay invested in their success for the lifetime of their business. We invest a significant amount into technology to automate administrative tasks, and have a department dedicated to keeping on top of current and existing legislations.
Most recently, following the return of peak capacity trading post-pandemic, we were recognised by our primary booking platforms, Airbnb and Booking.com, for exponential growth and continuous delivery of exceptionally high standards.
Prior to attending the training week, we ask new franchise partners to complete a number of online training modules to ensure they have the prerequisite knowledge they need for the training course.Topics include:
The training is provided virtually, over the course of 5-days. On completion, it will provide new partners with the knowledge and skills required to operate the Pass the Keys business model in their defined territory. We operate these courses on a bi-monthly basis, so that new partners will join the webinar as a group. This allows them to make connections and contacts within the business. The very first call with the group is an ice-breaker with a senior member of the operations team, and allows the attendees to get to know each other in a more informal environment before the training begins.
The training course is designed to allow new partners to apply the learned concepts and skills in a practical and relatable context, and provide a detailed understanding of the in-house tech system and the Pass the Keys approach to sales, marketing and operations, as well as explaining our core values and how we use them to grow.
During the course, department heads will guide prospective franchisees through the training material, which takes the form of Webinars, videos, additional reading material, and call listening exercises. During the Finance Module, the Founder of the Business introduces the Unit Economics calculator, built for partners to understand the metrics and levers that affect overall return on investment.
Once the training has been completed, every franchisee becomes a member of an active network of entrepreneurs that mentor and help each other succeed, whether through online chats, meet-ups, or regular calls.
One of the biggest benefits to becoming a franchisee is the freedom to choose when you work. Working under the Pass the Keys brand gives you the independence you’ve always wanted, while removing the hassle of starting your own brand from scratch.
Franchisees will always be kept busy building long-lasting customer relationships. Day to day activities for a franchisee include scheduling meetings and viewings and communicating with Hosts. The other pivotal side of franchisee life is operational. This can mean securing beneficial arrangements with cleaning services, onboarding properties, or being on the ground to respond to situations that need attention.
