Founded in 2012 by Paul Campbell, whose experience in property inventories dates back to 1987, the business operates within a market that continues to grow year on year. Franchisees benefit from a real-time management dashboard showing business volumes by day, week, month, and year. Performance can be reviewed by report type and by individual letting agent or branch, with comparisons against previous periods. This provides clear visibility of key performance indicators, supports informed decision-making, and significantly reduces administrative time. Reports can also be translated into more than 58 languages at the touch of a button, supporting clear communication in diverse rental markets.

Reports are designed to be practical, clear, and easy to navigate, combining written descriptions and photographic evidence together on each page. This includes the award-winning Before & After Check Out report format, developed to streamline the end-of-tenancy process for property managers by reducing administrative handling and review time. The format supports clearer comparisons and faster decision-making and is one of several distinctive features within the Professional Inventories franchise that help attract and retain clients, driving business directly to franchisees’ doors. This approach supports clarity for landlords, tenants, agents, and adjudicators, without unnecessary complexity.

Many begin by completing inspections themselves and, as demand grows, progress to recruiting and managing clerks locally.
The long-term objective of Professional Inventories is to build a national network of locally owned franchise businesses, united by consistent standards, shared values, and a supportive culture that enables franchisees and their families to thrive.

Training

Training and support sit at the heart of the Professional Inventories franchise. Franchisees are welcomed as part of the wider Professional Inventories family and are supported to build their business with confidence from day one. Initial training is delivered over 3 weeks, combining classroom-based learning with practical, on-the-job experience.
Ongoing support includes regular contact, guidance, live job support, and report reviews, ensuring franchisees feel supported, nurtured, and never isolated.

All initial training takes place at the Professional Inventories head office in Sutton, Surrey, and is delivered by the company’s own experienced training team. This includes senior inventory clerks with many years of hands-on field experience, alongside professionals specialising in business development, bookkeeping, systems, and compliance. This ensures training is practical, relevant, and grounded in real operational experience.

On-the-job training is carried out in live rental properties that are actively being let, closely reflecting the properties franchisees will visit when running their own business. This provides first-hand, real-world experience of conducting inventory and check-out reports in genuine working environments, helping franchisees build confidence and consistency before launch.

Support continues through to launch and beyond. On day one of trading, Paul Campbell personally attends the launch of each new franchise, providing hands-on support within the franchisee’s territory. This helps franchisees start their business with confidence, practical guidance, and direct support at a critical stage.

Beyond launch, franchisees have ongoing access to the central support team for operational guidance, compliance updates, and business advice. As the business grows, support also includes guidance on recruiting, training, and managing clerks to maintain consistent service standards.

What will I do as a Franchisee

The day-to-day working life of a Professional Inventories franchisee is varied, flexible, and well suited to balancing business ownership with family life. Franchisees typically work from home or a small serviced office, planning their day around property visits, client relationships, and report delivery.

A typical day may involve visiting letting agents to collect keys, attending rental properties to carry out inventories or check-outs, and meeting tenants on site. Reports are produced digitally and distributed almost immediately, with invoices created automatically in seconds. In many cases, agents can be reviewing the completed report before the franchisee has returned to the branch to return the keys, creating a strong service experience and a practical advantage when winning new business.

Business development is a natural part of daily activity, with franchisees calling into prospective agents to showcase reports and demonstrate the online booking system, allowing bookings to be made in seconds. Invoicing can be generated daily, weekly, or monthly, by branch or by agency, and as the business grows, clerk invoices are also created automatically, saving time and improving accuracy.
